Tips for Preparing to Sell

Small moves that add real dollars — what to do (and what not to do) before your home hits the market.

  1. Declutter, then declutter again. Every extra item on a countertop shrinks the room in listing photos. Aim for 30% less "stuff" than you live with day to day.
  2. Deep clean like you mean it. Grout, baseboards, oven, windows. Buyers notice — and inspectors definitely do.
  3. Neutralize paint. Bold colors are personal. Warm neutrals help buyers picture themselves living there.
  4. Handle the low-hanging repairs. Running toilets, chipped tile, cracked outlet plates. Inspection surprises cost far more than a $20 fix now.
  5. Curb appeal first. Fresh mulch, trimmed shrubs, and a clean front door do more than any interior change for first impressions.
  6. Light every room. Match bulb color temps and swap out anything dim. Bright photos win clicks.
  7. Depersonalize. Family photos, kids' art, and trophies come down. Buyers need to imagine their family in the home.
  8. Don't over-improve. Not every remodel returns its cost. Ask us before you spend more than a few thousand dollars.
