Nevada Mortgage Pre-Approval Steps

Choose a licensed lender and discuss your budget, credit, income and debts. Provide the documents the lender requests, such as pay statements, tax returns and bank statements. After reviewing your application and credit, the lender can issue a conditional pre-approval letter. Final approval still depends on underwriting, the property, appraisal and updated financial information.

Conventional, FHA and VA Loan Options

Conventional loans follow lender and investor requirements and may require mortgage insurance depending on your down payment. FHA loans offer government-insured financing with their own eligibility and mortgage-insurance requirements. VA loans serve eligible veterans, service members and some surviving spouses; ask a lender about your Certificate of Eligibility, funding fee and available benefits. Compare total costs, not just the advertised rate.

Builder Rate Buydowns and Incentives

Some new-home builders offer closing-cost credits or temporary or permanent interest-rate buydowns, often through a preferred lender. Availability varies by home, builder and date. Request a written Loan Estimate and compare the payment after any temporary buydown ends, the APR, fees and lender conditions before choosing an offer.
